The villa is only 100 m from the sea, 200 m from the beach. Private: property 900 m2 (fenced), swimming pool (7 x 3.5 m, depth 135 cm, 01.04.-31.10.). The pool can be heated (extra charge, payable on site: 125 EUR / week). Outdoor shower, barbecue. In the house: Internet access, free WiFi, central heating, washing machine, parking near the house on site. Supermarket 500 m, restaurant 200 m.

A security deposit of €500 is required and will be refunded after departure, subject to inspection of the property.
Full payment must be completed no later than 30 days before check-in, unless otherwise agreed.
2. Cancellation Policy
Cancellations made more than 30 days before arrival are eligible for a full refund.
Cancellations made less than 30 days before arrival may result in partial or full forfeiture of the deposit or rental amount.
No-shows or early departures are non-refundable.
3. Check-in & Check-out
Check-in time: from 4:00 PM
Check-out time: by 10:00 AM
Late check-out is subject to availability and may incur additional charges.
4. Guest Responsibilities
Guests are expected to treat the property with care and respect.
Any damage caused by guests will be charged accordingly.
No parties or events are allowed unless explicitly agreed upon.
5. Maximum Occupancy
The maximum number of guests allowed is clearly stated for each booking. Exceeding this limit without approval may lead to cancellation without refund.
6. Force Majeure
The owner is not responsible for cancellations or changes due to events beyond their control (natural disasters, strikes, etc.).
7. Jurisdiction
